GENERAL TERMS OF RESERVATION

Skyfall Capital Oy, operating under the brand name Penny & Casper, applies the following terms and conditions when renting holiday apartments (hereafter referred to as “accommodation”).

These terms become binding once the customer has paid either the reservation fee or the full reservation amount.

These general terms may be supplemented by property-specific terms, which will be provided to the customer before the start of the reservation.

The person making the reservation must be at least 18 years of age. Accommodation will not be handed over if all guests are under 18 years old.

Subletting the accommodation is strictly prohibited.

RESERVATION

A reservation becomes binding immediately upon booking, regardless of whether it was made online, by phone, or in writing.

The reservation must be paid in full no later than 60 days before the start of the stay.

If payment is not received by the due date, the reservation will be automatically cancelled without further notice.

PAYMENT SERVICE PROVIDER

Payments are processed by Stripe Payments Europe Ltd, which acts as the payment service provider and authorized payment institution.

Stripe will appear as the recipient on your bank or credit card statement and will forward the payment to the merchant.

A 2% payment method fee is added to the total amount and is automatically included in the final price.

CHANGES TO THE RESERVATION

The customer may request changes to the reservation dates or accommodation only if the start date of the reservation is more than 60 days away.

Changes are not possible within 60 days of the check-in date.

Prices may vary depending on the new dates selected, and the total reservation cost may change accordingly.

CANCELLATION POLICY

Cancellations must be made in writing by email to:

The reservation may be cancelled no later than 60 days before the start of the stay.

A €150 cancellation fee will apply.

If the cancellation is made less than 60 days before the start date, the reservation becomes fully binding and no payments will be refunded.

If the reservation is not paid by the due date (60 days before arrival), it will be automatically cancelled.

The rental period is the full duration selected at the time of booking.

No compensation will be provided for unused time due to late arrival or early departure.

The cancellation policy applies to all situations. Customers are strongly advised to obtain travel insurance that covers trip cancellations.

Reservations made through external booking channels (e.g. Booking.com or travel agencies) are subject to the terms and conditions of those platforms.

EXCEPTIONS

Christmas & New Year Period

For reservations between December 1 and January 4:

If cancellation is made at least 90 days before arrival, a 50 % refund will be issued.

Cancellations made less than 90 days before arrival are non-refundable.

Travel Agency Reservations

For reservations made through travel agencies between December 12 and January 4, the booking is fully non-refundable.

PENNY & CASPER RIGHT TO CANCEL

In the event of force majeure, Penny & Casper reserves the right to cancel the reservation and refund all payments in full.

Reservation errors.

In the unlikely event of a technical error, system malfunction or double booking affecting the same property and dates, Penny & Casper reserves the right to cancel the reservation and refund all payments made. In such cases, the customer will be informed immediately.

If the stay must be terminated due to disruptive behaviour by the customer or their guests, no refunds will be issued.

CUSTOMER RESPONSIBILITY & DAMAGES

The customer must report any damages immediately.

The customer is responsible for compensating any damages caused to the property or its contents.

Penny & Casper is not responsible for damages caused by force majeure or exceptional circumstances beyond its control.

Penny & Casper cannot be held responsible for disruptions to public services such as water or electricity.

If a guest causes a false fire alarm due to negligence or misuse of equipment, all costs charged by authorities or emergency services will be invoiced to the customer in full.

All items and valuables left in the property remain the responsibility of the customer.

Descriptions of nearby services (restaurants, transport, ski lifts, etc.) are provided for informational purposes only. 

Penny & Casper is not responsible for their availability or accuracy.

Penny & Casper is not responsible for disturbances caused by nearby construction or renovation work.

KEYS AND DOOR ACCESS

Access instructions will be provided before arrival.

Properties may use:

• smart locks

• key boxes

• physical keys

If the guest locks themselves out of the property and requires assistance to open the door, the guest is responsible for all service costs charged by maintenance or property management.

If keys are lost, the customer will be responsible for all related costs (such as lock replacement).

A €150 fee per lost key will be charged.

STAY AT THE PROPERTY

The accommodation is available:

Arrival: from 4:00 PM (some properties from 5:00 PM)

Departure: by 11:00 AM (some properties by 10:00 AM)

The accommodation includes basic comsumables:

• pillows and blankets

• basic kitchen equipment

• water and electricity

• toilet paper and kitchen paper

• dishwasher tablets and dishwashing liquid

• hand soap

• sauna seat covers

Guests are responsible for keeping the property clean during their stay. 

Additional cleaning can be ordered separately.

For safety reasons, clothes must not be dried in the sauna and candles must never be left unattended.

If ski passes are included in the reservation, they must be returned to the apartment by 11:00 AM on the departure day. Replacement costs may be charged if passes are lost.

The property may only be used by the maximum number of guests specified in the booking.

The customer is responsible for ensuring that all guests are properly registered.

Parties and events that exceed the property capacity must be agreed upon in advance with Penny & Casper.

Penny & Casper reserves the right to refuse check-in if the guest is intoxicated, behaves aggressively, or if there is reason to believe that the property rules will not be respected.

PROPERTY RULES

The customer must ensure that the property's items and equipment are handled carefully.

All damages must be reported immediately.

The following are prohibited unless explicitly allowed:

• tents or caravans on the property

• rental equipment such as hot tubs

• open fires

• smoking or incense indoors

Pets are only allowed in properties where explicitly permitted.

If a pet is brought to a property where pets are not allowed, additional cleaning costs will be charged.

Penny & Casper cannot guarantee that pets have never previously been present in the property.

Charging electric or hybrid vehicles at the property is prohibited unless specifically permitted. Unauthorized charging incurs a €200 inspection fee.

FIREWOOD & BED LINEN

Firewood is included in properties with a fireplace unless otherwise stated. Quantities may be limited.

Bed linen and towels are included only if specified in the property description.

If not included, guests may:

• rent linen sets

• bring their own linen

The use of bed linen is mandatory.

ACCESS FOR MAINTENANCE

The customer must allow reasonable access to the property for urgent maintenance or inspections.

Emergency cleaning due to excessive dirt or neglect will be charged at double the normal cleaning rate.

FORCE MAJEURE

Penny & Casper is not responsible for damages caused by unforeseeable events such as:

• power outages

• water damage

• natural phenomena

• insects or rodents

Travel restrictions or cancelled transport connections do not constitute force majeure.

Standard cancellation terms apply even if travel restrictions prevent the customer from arriving.

COMPLAINTS

Customers must report any issues immediately so they can be corrected during the stay.

If the customer fails to report issues during the stay, the right to claim compensation is forfeited.

Penny & Casper is not responsible for inconveniences caused by natural conditions, weather changes, construction work, or third-party service disruptions.

PRICE CHANGES

Penny & Casper may adjust prices if taxes or public charges affecting the service change.

Obvious pricing errors do not bind Penny & Casper.

DISPUTE RESOLUTION

Disputes will first be attempted to be resolved through negotiation.

If no agreement is reached, disputes will be resolved in a Finnish district court under Finnish law.

These terms may be translated into multiple languages. In case of discrepancies, the Finnish version prevails.

DEPARTURE & CLEANING

Upon arrival, guests should inspect the apartment and report any cleanliness issues immediately.

During the stay, urgent issues (such as heating or electricity problems) must be reported promptly.

Even if final cleaning is included, the following tasks must be completed before departure:

• wash used dishes

• empty the refrigerator

• take out the trash

• leave bottles and cans in a bag in the hallway or recycle them

• clean fireplace ashes (if applicable)

• return furniture to its original position

The apartment should be left in a tidy condition reflecting normal use.
